In addition to comprehensive home inspections, I provide services to keep you on top of the most important areas. Here's a list of all the services I offer and a brief explanation of why they're important. Sellers Inspections

Gain peace of mind and get your home ready for sale, get a Sellers Inspection. Avoid unpleasant surprises and disclosure liability when negotiating the sale of your home. Give the buyer confidence and let them know you are a motivated seller. Have a highly trained and reputable professional property consultant come to your home and give you a thorough and detailed examination of the condition of your property. Identify property conditions so they don’t pose a problem when negotiating your sale. Eliminate last minute repair hassles and be prepared for issues that an inspection for the buyer will reveal.

Most inspectors are focused on Buyers Inspections, and will occasionally do a Buyers type Inspection for a Seller, but I see the great benefit and helpfulness in doing an inspection upfront on the Sellers behalf. This is why I offer a Pre-Listing Inspection Package, that includes:

  • The Initial Inspection and Consultation
  • The First Report to use as a guide to recommended repairs
  • A Follow-up Inspection after any repairs you choose to make are completed
  • A Cleaned-Up report, ready to be distributed by you
  • Website availability for buyers and their agent to view
  • Phone Consultation while you are selling

It is very simple, tailored to suit your needs, and best of all there is one fee and only one fee.

The quote and info is all you will get until you decide to hire me. I do not do any follow-up calls or emails of any kind. I am an inspector, not a salesman.

The report is computer generated with digital photos, printed onsite, available online to you, and includes repair estimates. My inspections are completely confidential and the report is for you and anyone you want to share it with.

Radon Testing

Radon is a radioactive gas which has been linked to cancer. It comes from the natural decay of uranium that is found in nearly all soils. It can be easily controlled if it is present and the first step is to determine whether it is indeed a problem. A Better Home Inspection, LLC uses state of the art, tamperproof testing to ensure accurate and impartial radon testing. I have completed the training and testing required by the EPA to be certified by the National Environmental Health Association and was a listed on the National Radon Proficiency Program nationwide list as a Certified Radon Measurement Professional from 2004-2006.

Certified Mold Testing

INVESTIGATE/SAMPLE/REPORT/RECOMMEND

Mold Testing by experienced, Certified Mold Inspectors can let you know if you have a mold problem in your home. Mold Inspections and Assessments performed by CMI, CMA Certified Mold Inspectors can make a differerence. I take great pride and care in all my inspections and I follow the guidelines of the American Conference of Governmental Industrial Hygienists. The health of your family and home are important to me. I will always conduct myself professionally and with your best interest in mind. All forensic lab work is EMLAP, AHIA Certified. I can conduct Surface and air sampling, I can also test for allergens and tell you what type pets have previously lived in the house.

 

Septic System Inspections

The septic tank system in a home is obviously of great importance. Tanks typically need to be pumped about every five years depending on the number of people living in the home. I provide actual tank inspections which means some excavation will be necessary to uncover the access port to the tank. There are other, non-invasive tests which can be done as well. These involve the use of dye and placing a drain load on the tank so it will provide flow into the drain field. If the dye shows on the surface in the drain field, it indicates a percolation problem in the drain field. I offer both tests. If you are considering purchasing a home, you will need to obtain the permission of the owner in writing in order to have an actual tank inspection.

Water Quality Test

Water quality is important to the health of you and your family. Many families have opted to have filtering systems installed in their homes in the last decade. These systems work well but like all mechanical systems, they have to be properly maintained. A water quality test will determine the safety of your water whether it is filtered or not. If the property's water supply is from a well, it is imperative that you have a water quality test prior to purchasing. The expense of drilling a new well can easily run into thousands of dollars. So don't take the need for this test lightly.

Construction Draw Inspections and Construction Progress Inspections

When building a new home, many financial institutions require each phase of construction to be inspected in order for the builder to receive payment for the work. I provide this service and will make the necessary, repeated visits to the job site to perform the inspections. I always provide a written report of my findings. These inspections insure that quality work is taking place on the property. So, if your financial institution does not require them, it would be a good idea if you personally require them. I maintain a General Contractors License and an Electricians License in good standing in the State of Tennessee and have many years of hands on experience as a Contractor– things you can only learn from doing.

HVAC (Heating, Ventilating, and Air Conditioning) Servicing

I can provide servicing for the air conditioning and heating units in your property at very competitive rates. Both systems require yearly maintenance to remain at peak efficiency. Neglecting this annual service is the single most common reason these systems fail prematurely. Once you've moved into the home, I can easily provide the annual maintenance for you and will call you to remind you when it's due. It's a hassle free way to take care of this important maintenance issue.
